As a points-based timeshare program, DVC offers families the flexibility to stay at Disney resorts year after year—while customizing how, when, and where they travel. How Does Disney Vacation Club Work?
Disney Vacation Club is a points-based vacation ownership program backed by deeded real estate, but structured as a Right-to-Use (RTU) timeshare model. When you purchase a DVC contract—either direct from Disney or through the DVC resale market—you receive a real estate interest in a specific resort, along with an annual allotment of vacation points.
Here’s how it works:

Your membership is tied to a home resort, where you’ll have 11-month advance booking privileges. You can also book stays at other DVC resorts starting at 7 months out, based on availability.

DVC points can be used to book various accommodations—from Deluxe Studios to 3-Bedroom Grand Villas—with the number of points required varying by resort, room type, view, time of year, and length of stay.

Members have flexibility to bank unused points, borrow from the next year, or transfer points (subject to restrictions), allowing you to tailor vacations year to year.

Although ownership is deeded, DVC operates under a Right-to-Use model, meaning each resort has a predefined contract expiration date. For example, most contracts at Old Key West expire in 2042, while newer resorts like Riviera, Cabins at Fort Wilderness and DIsneyland Hotel extend into the 2070s.

Members are responsible for annual maintenance fees, which cover resort operations, property taxes, and upkeep. These fees vary by resort and adjust annually.
This hybrid structure—deeded ownership with a finite usage term—gives DVC members the benefits of real estate-backed timeshare ownership, while preserving long-term access to high-demand Disney resort accommodations.
